The future of real estate

Real estate has been the best performing investment for the last 140 years. However, the skyrocketing prices are also presenting us with a challenge - both housing and real estate investment are going out of reach for most people.

We are introducing a circular economy model for the real estate sector that utilizes the potential of already existing real estate. We are following a tried and tested methodology for property selection and rennovation that allows us to lower the prices of real estate and make investments easily achievable without banks in the equation. The BPGT Security Token will yield profit sharing rights of 30% of the net profit of the project.

Blockchain Property Gate is paving the future of the real estate sector by solving some of its most pressing issues - diminishing housing affordability and lack of access to profitable and low-risk real estate investments.

Selection and acquisition

We are adopting a unique selection process consisting of 50 different variables, focusing on acquiring whole buildings. The goal is the selection of high quality properties at the lowest cost possible, which will be rented out and / or rennovated.

Renting, renovating, selling

75% of the acquired properties are rented out and the remaining 25% are rennovated according to our cost-effective, modular renovation methodology, which offers a high degree of flexibility and customization possibilities.

Profit and dividends

The net profit we generate will be reinvested into further property acquisition, company expansion and building capital reserves. 30% will be specifically dedicated towards dividend payouts for BPGT token holders.

Development Phase 1

Duration: 0-1 years

Phase one lays out the foundations of the Blockchain Property Gate project and begins with our initial fundraising round with a 100 million EUR hard cap. It also includes the acquisition of a real estate company and a property management company, which will be essential for our operational activities.

Key goals
  • Fundraising: STO fundraising round and property acquisition.
  • Real estate company acquisition: Acquisition and restructuring of a real estate company with at least 500-600 housing units.
  • Acquisition: Acquisition of a property management company.

Development Phase 2

Duration: 1-3 years

Phase two expands on phase one and is envision to be the starting point for the self-sustainable scaling of the Blockchain Property Gate business model.

Key goals
  • Market capitalization: Phase two focuses on reaching a total of ~1,8 billion EUR through the operational activities in phase one and additional funding rounds.
  • Property acquisition: Acquisition of buildings in a habitable state with a total of 10.000 rental apartments.

Development Phase 3

Duration: 4-6 years

Phase three expands our property portfolio to 30.000 apartments and marks the beginning of our rennovation activities. During this phase we will also start selling 25% of the properties.

Key goals
  • Market capitalization: Reaching a total market capitalization of ~5,5 billion EUR through the operational activities and additional funding rounds.
  • Property acquisition: Acquisition of 30.000 apartments and renting 75% of them out.
  • Renovation and reselling: Start of the renovation process. 25% of the buildings will be sold.

Development Phase 4

Duration: 6-8 years

Phase four focuses on the acquisition of further additional real estate companies and mergers with the existing legal entities of Blockchain Property Gate. The goal is to acquire companies that have a considerable number of properties in their portfolio.

Key goals
  • Operational activities: We will continue to pursue our end goal and expand our operational activities while paying out dividends to our investors.
  • Mergers and acquisitions: We will acquire further real estate companies in order to expand the scope of our operational activities and get access to more properties.

Development Phase 5

Duration: 8-10 years

We envision to reach one of our major end goals of acquiring a total of 100.000 housing units in phase 5 or approximately up to 10 years after the start of the Blockchain Property Gate project.

  • Market capitalization: Reaching a total market capitalization of ~18,3 billion EUR through the operational activities and additional funding rounds.
  • Property acquisition: Acquisition of buildings in a habitable state with a total of 100.000 housing units.

Future developments

Duration: long term

Our long-term goal is set on our further expansion, as well as providing disruptive Web3 solutions for the real estate market that will fundamentally change the industry as we know it.

  • Real estate ecosystem: Token-based payments for real estate and Web3 financing options.
  • Business model expansion: Continuation and expansion of our operational model. We will pursue our goal of ensuring affordable housing on a global scale.
